Pricing
Hvar Property Management is offering a variety of different payment terms, dependent on your requirements. You can either opt for a fixed package on an annual basis, use our services as and when required or a combination of both.
We have two annual packages, A, B and C.
Package A is our basic package that ensures that the property is visited regulariy and checked for any major damage or problems.
Package B, is our comprehensive management package that covers all of our most requested services.
Package C Is our block maintenance package aimed specifically at developers who want someone to take over the management of common areas in a new development once the buyers have
moved in.
Additional services that are required and are not included in either package, are provided at an additional cost and are also detailed in this section.


Package A
Basic Management Package
Consists of:
- Inspection for major damage (exterior & interior) property 2 times in a month, and always after bad weather.
- Monthly report to the owner via E-mail with exterior pictures of the property.
- Taking utility readings, collecting the bills and post and forwarding when necessary.
- Air the property and water the garden and plants.
- Key holding - keeping your key in our strong box and providing access to the property to your guests and suppliers, with your written authorisation on email.

Package B
Comprehensive Management Package
Consists of:
- Inspection of property exterior and interior 2 times in a month, and always after bad weather.
- Mothly report to the owner via E-mail with picture of the property inside and out.
- Taking utility readings Collecting the bills, and post and forwarding when necessary
- Air the property and water the garden and plants.
- All the small repairs will be done (a small repair is anything that takes under one hour to complete)
- Testing appliances to make sure they are in working order - gas, electricity, lighting, and security systems.
- Checking for insect infestation, damp, water leaks and that all windows and doors are secure. Toilets will be flushed and taps will be turned on to ensure water is running correctly and to flush out any debris from tanks.
- Gardening (hedge trimming, leave sweeping & cutting the grass
- Cleaning outside area including Pool cleaning and tidying terrace.
- General cleaning of the property at the once in year before arrival. This service will involve a comprehensive clean of the whole property, including cleaning of windows and curtains. The outside terraces and patios will also be hosed down.
- Key holding - keeping your key in our strong box and providing access to the property to your guests and suppliers, with your written authorisation on email.
- Welcome pack for your arrivals (includes essentials like milk, bread, butter, some fruit etc)

For villas over 250 sqm, it will be necessary to visit the property to give an individual qoute.
Package C
Maintenance of block of apartments
Consists of:
- Inspection for major damage (exterior & interior) property 2 times in a month, and always after bad weather.
- Monthly report to the owner via E-mail with exterior pictures of the property.
- Taking utility readings, collecting the bills and post and forwarding when necessary.
- Maintening the garden area and plants.
- Holding the key of the dors and gates that lead to the joint property. (basment, garage,front gate etc.)
- Cleaning the joint property of resident block owners ( entrance area, stairs, all common areas outside etc.)

Pricing for Individual Services
The Hvar Property Management Team charge their time for the majority of additional services at 20 € per hour. To ensure there is no confusion, we always, when possible, provide a rough estimate of the expected time the additional service required is likely to take, effectively giving you a qoute to which you can agree or not as the case maybe. If there are other services that are required but are not included here, please contact the office with your request and we will do our best to provide it if possible.
Where this is not the case and a different charge applies it is stated clearly below.
- Furnishings advisory, purchase, delivery and installation - (individual qoute provided)
- Decoration and renovation work (individual qoute provided)
- Consulting on legal and building permission issues
- Arranging of all necessary insurances
- Application of names to utility accounts
- Introductory meetings with accountants and legal council
- Liaison with co-owners over block maintenance
- Key holder service for convenience and security - 220 € year
- Liaison with local authorities to acquire Rental Licenses - 400 € if you own a company, 500 € if you do not.
- Monthly property inspection visit - 200 € / year
- Prompt inspection in the event of flood, storm, earthquake - ( price is encluded in monthly inspection visit)
- Handyman work
- Managing of essential works
- Managing of maintenance work
- Management of more substantial building / renovation work.
Mminimum charge of 500 € for work value under 5000 €, over 5000€ we charge flat fee of 10%. - Gardening and landscaping
- Collection and forwarding of mail, taking of utility meter readings, arranging payment 200 € for year
- Meeting & greeting of your guests
(30 € during normal work hours ( 07 h- 19 h) and days, 40 € in night time and on weekends and holidays.) - Welcome pack of essential goods like milk, bread etc ( one of fee 20 € + 20 € for buying goods)
- Collection of deposits (10€ for every guest)
- Registration of your guests with tourist authorities (10€ for every guest)
- Collection and payment of tourist tax (included in registration price)
- Property inspection & inventory control on guest departure ( 15 € apartment, 25 € villa)
- Property cleaning and changing of laundry ( doing laundry 10 € load, property cleaning 15 € for hour)
- Start of season spring clean and garden tidy-up - 1 bedroom 85 €, 2-3 bedrooms 115 €, villa under 125 sq.m 160 €,
villa over 125 sq.m 190€. - Contact point for guests in case of an emergency related to the property.
(If you have a personal emergency we will of course be available to help and do not charge for this).
- Advertise your property through third party letting agents and holiday home rental websites and various media when relevant
- Negotiate contracts
- Professional presentation of your property in all marketing & media
- Manage all guest inquiries and bookings
- Securing of rental license from tourist authority 450 €
For all the above service, excluding obtainin the rental licence we charge a flat rate of 20% of the rental price of the property.
